What a Home Is Worth Is a Question You Can Actually Answer.
Asking price is a number the seller is testing. Market value is what buyers have actually paid for comparable homes, recently, in the same area.
The distance between those two numbers is where most of a buyer's risk lives. Pay the list price because it feels normal and you may overpay. Assume every listing is negotiable and you may lose a home that was priced correctly from day one.
This is the work I do before an offer is written, so the number we send has evidence behind it.
What Actually Feeds a Value Opinion
Closed comparable sales
The strongest evidence available: similar homes, same area, closed recently. Everything else supports or discounts this.
Competing listings
Active inventory tells you what your alternatives cost, and it is what an appraiser will weigh as well.
Condition
A renovated kitchen and a new roof matter. So do the roof you will replace in two years and the bathroom that never got updated.
Location and lot
Street, backing, traffic, view, sunlight. Two identical floor plans on the same block can close tens of thousands apart.
Price history and days on market
Reductions, relists, and long stretches on the market tell a story about how buyers have responded to this price.
Likely repair costs
Deferred maintenance is a real number. We estimate it so a dated home is not valued like a renovated one.
How I Read Value With You
I pull the closed sales first, then the active competition, then the price history. By the time we discuss a price, we can point at what supports it.
Where the data is thin, or the home is genuinely unusual, I say so rather than pretending to a precision the market does not offer.
- A written comparison of the closed sales we are actually relying on
- An adjustment for condition and repair items, in dollars
- An honest read on where this listing sits against everything else you could buy
- A number you can still defend if the appraisal comes in tight
