Negotiation Is a Conversation With Evidence Behind It.
Negotiation is not a performance. It is the work of finding terms a seller can say yes to while you keep the protections you need.
Some of it is price. More of it than most buyers expect is timing, certainty, and how easy the transaction is for the other side to complete.
All of it starts with preparation. A buyer who knows the value, the competition, and their own limits negotiates from information instead of adrenaline.
Where Leverage Actually Comes From
Homes that have been listed a while
A property that has sat for months usually belongs to a seller with something to solve. That is an opening for terms, not an invitation to assume desperation.
Price adjustments
A reduction often means expectations moved. What it does not tell you is how much further the seller will go.
Competing inventory
If your alternatives are real, theirs are too. Knowing what else you could buy is what keeps a negotiation level.
Seller-stated timing
Sellers who need a specific closing date, or a short stay after closing, are telling you what they value. That is where creative terms earn their keep.
What I Ask, and What I Do Not Assume
Motivation is learned by asking respectful, professional questions and listening to the answer. It is not something I infer from a seller's age, a divorce, a death in the family, or what a listing photo suggests about their finances.
I also do not promise that a seller will cooperate, however well prepared the offer is. Some sellers will not move on price, and the useful thing is to tell you that early.
- A prepared offer: value evidence, financing strength, and terms we can actually deliver
- Direct, professional communication with the listing agent, in writing
- Questions that surface real priorities instead of guesses about circumstances
- A clear read on when to hold, when to adjust, and when to walk away
Seven Steps. You Always Know Which One You Are In.
Negotiation is step five of seven. Everything before it decides how much room you actually have.
Strategy Conversation
Priorities, budget, comfort level, and your walk-away point, settled before we look at a single house.
Financing Preparation
Pre-approval, loan programs, cash needed at closing, and what your monthly number actually has to cover.
Property Evaluation
What the home is worth, what it will cost to own, and what its condition really implies for you.
Offer Development
Price, terms, protections, and timeline assembled around what this seller actually values.
Negotiation
Research-backed advocacy, direct communication with the listing agent, and constructive problem solving.
Due Diligence
Inspection, appraisal, financing, and title, with findings treated as negotiating information.
Closing
Deadlines, documents, and the final walkthrough handled so nothing is a surprise at the finish.
